An enduring Great Lakes real estate enterprise.
Build an enduring Great Lakes real estate enterprise: a portfolio of housing, industrial and flex properties, mixed-use assets, and strategic land positions that generates recurring income and supports larger development.
Over time, KC intends to advance into waterfront redevelopment and phased districts—connecting housing, employment, infrastructure, and public space through coordinated development and long-term ownership.
Approach
From opportunity to ownership.
KC’s mission is to originate, control, structure, finance, develop, own, and compound real estate. We connect local market intelligence with site-control strategy, disciplined underwriting, and clearly structured partnerships to advance opportunities toward execution and retained ownership.
Identify development potential, investigate material constraints, and establish the site-control rights and conditions needed to advance a property or assemblage.
Test costs, financing alternatives, demand, operating performance, and downside conditions. Structure the capital plan around the property and its economics.
Define development responsibilities, governance, milestones, and economic participation. Pursue agreements that connect execution with retained interests and long-term asset value.
Focus
Housing. Industry. Strategic land. A Great Lakes development vision.
KC’s strategy centers on two complementary engines: multifamily and mixed-use development, and industrial and flex property. Adaptive reuse and strategic land connect these engines to opportunities for repositioning, portfolio growth, and larger-scale development.
Pursue market-rate, workforce, mixed-income, and affordable housing, alongside mixed-use development where residential and commercial demand support the project. Select product and financing structures according to the opportunity.
Pursue development, acquisition, and repositioning of small-bay industrial, flex buildings, contractor and trade space, light-manufacturing properties, and urban logistics facilities. Build toward a repeatable portfolio of functional employment space and recurring property income.
Evaluate underused buildings for residential, mixed-use, and employment uses. Test the existing structure, conversion costs, entitlement requirements, market demand, and financing alternatives before advancing a reuse strategy.
Pursue options, acquisition rights, owner partnerships, and assemblage opportunities that establish a credible development position. Favor sites with supportable uses, manageable carrying costs, and a clear path through material constraints.
KC’s long-term vision includes transforming underused Great Lakes waterfronts, industrial edges, and legacy urban sites into connected residential, employment, and mixed-use destinations. Advance that vision through controlled sites, executable phases, infrastructure coordination, and demonstrated demand.
Proof of work
Examine the discipline behind the ambition.
KC publishes selected independent predevelopment studies to show how we evaluate capital feasibility, operating performance, and unresolved project conditions. The current examples examine LIHTC housing transactions; they demonstrate a specific area of underwriting capability within KC’s broader development strategy.

Bring a property. Propose a partnership.
The Kirkwood Consortium welcomes specific property and development opportunities across multifamily, mixed-use, industrial and flex, adaptive reuse, and strategic land. Cleveland and the Great Lakes are our principal focus.
We welcome conversations with property owners, developers, and prospective capital partners about acquisitions, new development, repositioning, assemblages, and co-development. Begin with the property, its current status, the intended use, and the proposed role for KC. Responsibilities, authority, economics, and any ownership participation must be expressly established for the project.
